Please review our policies and restrictions BEFORE making any reservation. This is especially important regarding cancellations and late arrival. We will not violate our policy due to any reason. The policies are there for the safety of our guests and to protect our park and your RV. If your circumstances change, do not ask for an exception to our policies.

Policies

Travel Cancellation Protection Plan

Get peace of mind when you are planning your RV adventure! Planning a big trip entails risk. What if the weather is bad? What if I have a breakdown or accident? What if there is a family or job emergency? What if I get sick?

Now you can get peace of mind by purchasing the Travel Cancellation Protection Plan. If you have to cancel for any reason, you get a full refund of your reservation fees (less the cost of the plan). Choose the plan on check out by clicking on the “Add-Ons” link. Must be purchased within 24 hours of making reservation. Do not ask for refund if you did not purchase this.

Site Guarantees

Our reservation software seeks to maximize occupancy in the park. The type of site you choose is guaranteed. However, the specific site first chosen is NOT guaranteed unless the Lock Site Fee is paid. We recommend you pay the Lock site fee if you want a specific site or site type (e.g. pull through) and your stay is shorted than 7 nights. For longer stays its typically not necessary to pay the fee as the likelihood of being moved is very slim.

Holiday reservations consisting of a Friday, Saturday or Sunday are a two night minimum. (I.E. a Thurs-Sat, Fri-Sun, Sat-Mun)

All reservations are the rate listed below+tax+$3.99 reservation fee.

Prices change subject to demand. Typically higher when park is nearly full and lower during shoulder season. Book early for lowest rates.

RV site rates are based on 1 or 2 adults unless noted. $7.00 additional fee per night for the 3rd, 4th, 5th and 6th adult unless otherwise noted. An adult is anyone 17 or older. Children 16 and younger are free – 6 people maximum per RV site (infants 2 and under do not count towards the total).

Note that rates are variable and driven by demand. You’ll find lower rates before Memorial Day and after Labor Day and mid-week rates are lower than weekend rates. Booking early insures you get the lowest rates.

Our park primarily serves visitors to the Royal Gorge and is not available for long term monthly rentals as we are closed for the winter.

Discounts

Our discounts are based exclusively on length of stay – we don’t offer discounts for Good Sams, AAA, veterans, etc.

Stay 3 or more days – 10% off daily rate

Stay 7 or more days – 20% off daily rate

Stay 30 days or more – 40% off daily rates

Our rates are lowest mid-week and before Memorial Day and after Labor Day

Dynamic Pricing

Dynamic pricing is used by the hospitality industry to maximize occupancy of their plane, hotel or resort. If you’ve ever played the game of trying to get the lowest airline price, you understand this system. Our reservation software uses several algorithms to maximize park occupancy. Prices for any site may change up or down depending on park occupancy by as much as 10%. This is just like hotels, resorts  and airlines use. You may pay x$ for a site and your neighbor may have paid 10% lower or higher depending on when the reservation was made. Once you make a reservation that is the price you have paid and you will not be charged more or refunded if a pricing change has occurred. Sometimes a site change is made by the software and your receipt reflects a new price. If it is higher we will not charge the higher fee, nor will we refund if it is slightly lower. You will always receive the type of site you paid for.

Changes to Your Reservation

If you wish to extend a reservation or change dates, it is best to call the office. You might qualify for a discount that is not available when adding days online. Creating a new reservation online and then asking us to delete the older one and give you credit will be subject to our policies on cancellations.

Deluxe RV Site

Deluxe RV Site 32’x65′, great views, full-hookups (30 and 50 amps), concrete patio, level parking with fire pit and table. If you have a 4′ slide on your driver side, these sites are very tight.
