Mountain View RV Resort — That’s Us

Best for: Couples, families, and serious RVers who value quality sites, cleanliness, and a quiet atmosphere over resort-style amenities.

What makes us different:

  • Concrete patios on 95% of sites — no mud, no dust, no leveling hassles. Set up your chairs and grill on a clean, level surface. No other park in the area offers this.
  • Only gated RV park at the Royal Gorge — entry code required. You’ll know who’s in the park and who isn’t. Families tell us this matters.
  • Only park with multi-day discounts — 10% off 3+ nights, 20% off 7+ nights, 50% off 30+ nights. No other Royal Gorge park offers length-of-stay discounts. When you stay a week, we’re the lowest priced park at the gorge.
  • Pet-friendly up to 3 pets — every other park in the area caps you at 2 (or bans pets entirely). Got a big furry family? We’ve got room.
  • Closest to Canon City of any gorge-area park — just 6 miles to town. The other gorge-area parks are 8-9 miles out. Only 1 mile to the Royal Gorge entrance.
  • Only park with Sangre de Cristo mountain views — panoramic views of Colorado’s 14,000-foot peaks right from your site. Other parks may catch a glimpse of the gorge bridge, but nobody else has the mountain views.
  • All gravel, 100% — no dirt, no dust, no mud after rain. Your RV and your lungs will thank you.
  • Starlink WiFi — fast, reliable internet that actually works for streaming.
  • Elevated glamping domes — our two geodesic domes sit 10 feet above ground with panoramic Sangre de Cristo mountain views. Queen bed, A/C, heat, full linens. There’s nothing else like it in the region.
  • Immaculate restrooms — we hear this constantly in reviews. We take cleanliness seriously.

What we don’t have:

  • No pool or hot tub. If that’s a dealbreaker, Royal Gorge RV Resort or KOA might be better fits.
  • No playground. We have corn hole, horseshoes, basketball, and shuffleboard — but if you need a bounce house, look at Royal Gorge RV Resort.
  • Smaller park (41 sites). During peak season, we sell out. Book early.

The good:

  • Luxury cabins and A-frame glamping pods
  • Fiber optic WiFi (fast)
  • Golf cart and Vanderhall rentals — fun extras
  • Can see Royal Gorge Bridge from property at sunset

The not-so-good:

  • Dirt/gravel sites — dusty when dry, muddy when wet. Reviewers mention needing leveling blocks.
  • No concrete patios — bring your own mat or sit in the dirt
  • Sites close together during peak season (per Campspot reviews)
  • No security gate — open access
  • Reopened in 2023 after being closed — still building consistency
  • About 2 miles from Royal Gorge entrance (vs. our 1 mile)

Royal View RV Park

Best for: Adults (35+) who want a quiet, kid-free experience with a pool.

The good:

  • Good Sam 10/10/10 rating — well maintained
  • Pool (seasonal)
  • Gravel sites, mostly pull-through, Big Rig friendly up to 65′
  • Glamping tents and cabins available
  • Views are legitimately stunning

The not-so-good:

  • No kids or pets allowed — if you’re traveling with family, this isn’t an option
  • ~10% higher pricing than comparable parks
  • Some Good Sam reviewers mention site levelness issues

Royal Gorge / Canon City KOA Holiday

The good:

  • Closest park to the Royal Gorge entrance — right on the entrance road
  • 19 acres with pool AND large water slide
  • Multiple cabin types

The not-so-good:

  • Dirt sites, not very level — consistent complaint in reviews
  • ~20% higher pricing than Mountain View (you’re paying for the KOA name)
  • Right on the gorge entrance road — closest to the gorge, but furthest from Canon City (8 miles)
  • Reviewers mention it feels “run down” and needs maintenance

  • Fully automated check-in (convenient)

The not-so-good:

  • 15 miles from Royal Gorge — it’s at a truck stop on the east side of Canon City, not in the gorge area
  • It’s a truck stop — you’ll be parked next to semis, not mountains
  • No camp store, no playground, no pool, no activities
  • No mountain views or camping atmosphere
  • Not a vacation destination — it’s a rest stop

Bottom line: If you need a cheap, clean overnight stop near Canon City, Love’s is great for that. If you’re coming to experience the Royal Gorge, you’ll want to be at an actual gorge-area park.
